Fit-Out and Interior Contractor Accommodation Across the UK

Shopfitters, hotel and hospitality fit-out teams, office strip-out and refit crews, and retail contractor gangs travel the country continuously. The fit-out industry is project-based and fast-moving, jobs last 4-12 weeks, often in town centres or retail parks where standard hotels are expensive and independent accommodation is hard to find. This guide covers how to book the right accommodation for fit-out crews.

Who Are Fit-Out Contractors

Shopfitters: Specialist tradespeople who install retail interiors, shelving, display units, counters, flooring and lighting in shops, supermarkets, banks and restaurants. Shopfit programmes run across a retail chain's entire estate, crews move from site to site, often on a 2-4 week cycle per location.

Hotel and hospitality fit-out: Guest room refurbishment, restaurant and bar installation, and back-of-house infrastructure upgrades in hotels across the UK. Major hotel brands run rolling refurbishment programmes that keep specialist fit-out crews on the road for months.

Office fit-out and strip-out: Cat A and Cat B office refurbishment, including demolition, partitioning, ceilings, flooring and MEP fit-out. Corporate office real estate is in constant flux, Grade A office refurbishment is one of the most active segments of the UK construction market.

Restaurant chains: Fast food and casual dining chains continuously open new sites and refurbish existing ones. Fit-out crews working on restaurant chains like McDonald's, Nando's, Prezzo and Wetherspoon refurb programmes are on the road continuously.

Healthcare interior fit-out: GP surgery refurbs, dental practice installation, private hospital room fit-out, and clinical space construction all use specialist interior fit-out contractors who work across healthcare estates.

What Fit-Out Crews Need

Town centre proximity: Unlike civil engineering or energy projects, fit-out work happens in occupied retail parks, high streets and business districts. Accommodation within 20 minutes of the site, and ideally walkable or a short drive, saves significant time when starting at 7am and finishing at 7pm.

Secure storage: Fit-out gangs carry high-value materials and specialist tools. A property with a lockable garage or secure storage room prevents theft from vehicles overnight.

Laundry: Fit-out work is physically demanding and often dirty. Daily washing of workwear is a practical need. A washing machine in the property, not shared laundry in a building, is the minimum standard.

Early start access: Retail fit-out often happens in shut stores where trading is minimal. Early starts at 6-7am are standard. The accommodation needs to support this without noise restrictions or timed access.

Short to medium stays: Most fit-out jobs run 4-12 weeks. Standard hotel stays of this length cost significantly more than a serviced house. Flexible contractor accommodation with a confirmed weekly rate is the better option.

Fit-Out Programme Accommodation Planning

Rolling programmes need a framework partner: If your company is running a 40-site retail roll-out over 12 months, you need an accommodation partner who can confirm properties across multiple cities on a rolling basis as the programme progresses, not one who needs to be re-introduced each time.

Build a location map early: Once the roll-out programme is confirmed, plot the project sites and pre-identify the accommodation markets. Some locations (major cities) have abundant supply. Others (market towns, retail parks) have very limited options. Forward-planning prevents last-minute scrambles.

Plan for team overlap: A fit-out programme often has a finishing team on one site at the same time as an advance team setting up the next. Accommodation for both teams may be needed simultaneously.

Budget weekly not nightly: For a 6-week fit-out job, the nightly hotel rate comparison is misleading. Compare on a total cost basis, accommodation only, or accommodation plus food cost saving from having a kitchen. Serviced contractor houses typically save 30-50% on total accommodation costs vs hotels on a 6-week programme.

Cost Comparison for a 6-Week Fit-Out Team

Take a typical fit-out team: 8 workers, 6 weeks in a regional city centre.

Budget hotel: £75/night per room x 8 rooms x 42 nights = £25,200. Plus parking at £12/day = £4,032. Plus restaurant meals (no kitchen) at £15 extra per person/day = £5,040. Total: £34,272.

Overnightly contractor accommodation: Two 4-bed houses at £1,400/week x 2 x 6 weeks = £16,800. Kitchen saves £5,040 on meals. Parking included. Total: £16,800.

Saving: £17,472 on a single 6-week project. For a company running 10 fit-out projects a year, that is a saving of £174,720 annually by switching from hotels to contractor accommodation.
